Roof Maintenance

Roofs are constantly under attack by weather, structural movement, and stresses as well as chemicals present in the atmosphere. While normal aging will occur on all roofs, small problems stemming from neglect, abuse, contamination, error or accident can result in costly repairs or premature failure of the roofing system, if not detected early. A regular program of inspection and repairs will help detect minor problems before they become serious, avoiding interruptions of the internal functions within the building, and most importantly, protecting the owner’s investment by adding years to the life of the roof. Please, allow Competitive Commercial Roofing to protect your investment. Pricing depends on size and features of roof. SCHEDULING ROOF INSPECTIONS. Ideally two inspections should be made every year and should take place in the spring to check on damage that may have occurred in the winter, so repairs can be scheduled during the fair weather, summer months. The second inspection should be in the fall to be sure that the roof is in good condition for the upcoming winter months. Inspection should also be made after any other occurrences that might affect the roof. (Example: construction activities, fires, etc.). Many customers also opt for a once/ year check-up that consists of cleaning the major debris from the roof and gutters, and checking the roofing surface for excessive wear or accidental third party damage.

CONDUCTING INSPECTIONS. All components of the roofing system should be closely inspected and a record made of any signs of deterioration, unusual traffic patterns, poor drainage, accumulated debris, displacement or loss of ballast, or other conditions

Investing a small amount each year for roof maintenance will save thousands in the long run.

Competitive Commercial Roofing will:

  1. Inspect your roof for trouble spots (leaks, aging material, failing seams, etc)
  2. Clean harmful debris buildup from your roof and gutters.
  3. Patch and caulk leaks
  4. Prepare reports so that you can regularly keep track of your roofs’ condition

Points of Maintenance:

Sealing Roof Fixtures:

Skylights, vents, cables and pipes sometimes exit out of the top of a roof. If the exit point is not sealed well, that can create a leak point. Also, the sealant applied around these areas can degrade over time. A regular maintenance program can help to locate and patch these leak points, protecting the sub-structure from water damage.

Gutters: Gutters can collect leaves, sediment and other obstructions. When sediment collects, it can even sustain vegetation growth, such as moss and grass. This can create gutter overflow and, worse, added weight on the gutter supports, leading to bending and twisting. Removal of obstructions and debris is key to a healthy roof system.

Ruptures: Sprayed foam roofs tend to bubble when exposed to direct sunlight. With time, the heating and cooling of the surface can cause ruptures in the top of the bubble, allowing water to collect in the cavity. These ruptures need to be located and patched as soon as possible to protect your roof. A yearly maintenance program can help to do just that.
