The typical PVC membrane roof will last 20-30 years. Commercial roofs can last longer or shorter depending on local conditions and the care and maintenance provided (I.E. roofs that are cleaned and maintained help to find minor problems before they become major problems)

A good quality commercial roof is a large investment and it will benefit from an annual cleaning/ inspection. Large amounts of dirt and debris can build up and potentially clog drains. Often roofs can be damaged unintentionally by third parties servicing equipment on the roof when screws or nails are accidentally left behind. Having annual maintenance is not required for your warranty but will inevitably help your roof last its longest.
